What is a Rental Agreement and what purpose does it serve?

A rental agreement is a legally binding contract between a tenant and a landlord. A rental agreement or a rental lease specifies the rights and responsibilities of both the tenant and the owner. The tenant can use the described property in exchange for a certain amount of money that he/she has to pay to the owner/landlord every month. Both the parties need to follow the terms and conditions throughout the term of the agreement.

A fixed-term lease is one of the most common types of rental agreement, which states the total time during which the tenant can occupy the specified real estate. The agreement also specifies when a tenant needs to renew the contract. Though the contract may be of 2 or 3 years or more, yet the tenant may need to renew it after every year.

Required information for the agreement

You need to fill out the required fields with accurate information in order to make the transaction valid.

• Name of the owner • Name of the tenant • Description of the property • Total number of months for which the agreement will remain valid • The month from which the agreement will start (usually it starts from the first day of the specified month) along with the year • The month on which the agreement will end (usually it ends on the last day of the specified month) along with the year • Amount that the tenant needs to pay to the owner every month • Additional amount of money that needs to be paid for water and tenants insurance • Amount of discount that the tenant will get if he/she pays the rental amount on or before the 1st day of each month • The person to whom the payment is to be made (the owner or his/her agent) • The amount of money as security deposit • Name of the state where the law of the agreement is valid • The date on which the agreement is signed.

After filling out the above necessary information, the owner and the tenant need to sign the Rental Agreement as otherwise, the contract will not be a valid one. This agreement also requires the signature of the witness/witnesses along with the signature/signatures of the tenant/tenants and the owner so as to make the transaction effective.
