Each and every state allows landlords to collect a certain amount of security deposit when a tenant/resident moves into the rented property. The purpose of a Security Deposit Agreement is to ensure that an occupant/tenant pays the agreed upon rent on time along with taking care of the unit, which has been rented out by the owner.

- The name of the owner/landlord
- The name of the resident/tenant
- The amount which is kept as security

Importance of security deposit in rental property
The security deposit is usually returned within 15-30 days from the time a tenant vacates the rented unit. However, if the owner finds that there are damages caused by the occupant, then the landlord sends a written list of damages to the occupant along with the amount that is owed by the owner for the repair work. The letter is sent to the tenant’s last known address.
A Security Deposit Agreement is also useful for the tenant as he/she can file a lawsuit if the amount is wrongly withheld.
