Mortgage is a financing option people normally select when they are not in a position to come up with the required amount of finance for the purchase of the house. It is a legal document using which borrower’s property is pledged as collateral for repayment of loan provided by mortgagee.

A mortgagee or lender takes into consideration many factor before approving a loan request. Most common factors taken into consideration are borrower’s credit score, debt to income ratio, income level, the amount of down payment the person would be able to make. Depending on how long a person plans to stay and the monthly payments that he would be able to afford, the type of mortgage is selected. Two types of mortgages, fixed rate and adjustable rate are their having different variations to choose from for a person.

Property ownership remains with the borrower but if the total mortgage is not paid off within the specified time period then the lender can foreclose and sell the property to recover his dues. Therefore, it is of utmost importance to select the right type of mortgage and time period at the beginning so that they can afford making the payments within due time periods and avoid any possibility of loosing their home to foreclosure.
